Corporate Real Estate Development

Acquisition & Development

Realizing the potential of BNSF's land holdings, the Acquisition and Development group strategically acquires new land holdings to enhance the existing portfolio and compliment capital expansion projects. The development side works with rail and non-rail opportunities to leverage real estate assets to realize maximum investment return. In addition, they oversee a number of outsource providers, including, HDR-Pharos to facilitate preparation and execution of agreements and negotiation of terms to a mutually acceptable resolution.

Land Revenue Management

BNSF's Real Estate professionals are responsible for management of one of the company's largest assets, land. Assuring an appropriate return for the use or disposition of land, this group oversees land sales, leases, permits and other revenue generating land transactions. In addition, they oversee a number of outsource providers, including, the Jones Lang LaSalle, to facilitate preparation and execution of agreements and negotiation of terms to a mutually acceptable resolution.

Corporate Facilities Management

The Corporate Facilities Management team is responsible for site planning and construction, maintenance, operation, and upkeep of the BNSF Corporate Facilities. They fulfill space requirements both on campus and across the BNSF system. They have outsource professionals handling day-to-day activities, such as facility services, lease management, and food services. In addition, they oversee a number of outsource providers, including The Staubach Company, to facilitate handling day-to-day activities, such as facility services, lease management and food services.

Facility Lease Process

The BNSF CRE Development group is responsible for coordinating all Facility Leases for BNSF when BNSF is a tenant. Facility Leases include leases for office space, warehouses, parking lots and land.

Activities performed by CRE-Development as part of the Facility Lease process include:

  • Site search, including market research and analysis.
  • Space planning and construction.
  • Office furniture
  • Telecommunications
  • Utilities
  • Negotiating lease terms and lease document review

Workplace Requests

The BNSF CRE Development group is responsible for the design, coordination and implementation of all Workplace Changes across the system. As the design service provider for BNSF, Gideon Toal manages all changes to the corporate facility Workplace environment encompassing Workplace changes that include:

  • workstation/office adds, moves and changes
  • minor workstation reconfigurations
  • new furniture selections
